Joe Namath recently picked up an Upper West Side Coop at 345 West 70th Street. It is a three bedroom one bath apartment located right in the middle of the Upper West Side. This apartment had been on the market for some time before Mr. Namath finally picked it up. It looks like the unit was first listed in October 2014 for $1,225,000. There wasn’t any movement on the listing apparently, and after three and a half months, the apartment was eventually delisted in January 2015. The apartment was then relisted in August 2015 at a reduced price of $1,197,000. Oddly enough, the listing price of the unit was reduced by another $22,000 the very next day.
The worst thing in real estate is to be a motivated seller without having any interested buyers. In October 2015, the price was reduced again down to $1,049,000. That’s quite a drop down from the initial $1.225 million where the listing had started a year ago. Holding an apartment for a year and dropping the price nearly 20% is the equivalent of real estate’s version of a Stephen King novel. Except it’s not zombies or monsters that keep you up at night, it’s the fear that your apartment will never sell. However, Joe Namath was able to save the day for one New Yorker when he purchased this coop with his daughter and son in law.
Sleek and Modern
The apartment features hardwood floors throughout with tile in the kitchen. The kitchen looks immaculate; it has been recently remodeled from the countertops to the cabinets. The apartment has a spacious feel to it since the two levels really help to define the space. There is a ton of storage throughout the apartment as well for odds & ends (maybe a Super Bowl III MVP award). The patio and deck space adds a nice outdoor touch for this West Village coop. While it is always nice to have green space nearby, having your own personal outdoor haven is priceless.
